Honest Advice from the Property Vision Team

You’ve probably heard the old trick — brew a pot of fresh coffee just before a viewing and hope the smell seals the deal.

We’re not sure if it works, either. But we do know what does help when preparing to sell. Here are some practical, down-to-earth tips from our team at Property Vision to help your home look its best and attract serious buyers.


1. Tidy up before the camera clicks

Once you’ve decided to sell, take a walk through your home and see it through a buyer’s eyes.
A quick declutter makes a big difference in photos and viewings — and it’ll make your own move easier, too.

Some things to focus on:

  • Define each room’s purpose: Don’t let any space feel like a dead zone or storage spillover.
  • Clear out bulky furniture: Too much in one room can make it feel smaller than it really is.
  • Sort storage areas: Tidy up shelves and cupboards to give the impression of plenty of space.

2. First impressions count

Your front door is the first thing buyers see — give it a quick refresh if it’s looking tired.
If repainting isn’t on the cards, even a basic clean-up can go a long way: no junk mail, no tired mats, no clutter in the hall.

Inside, remove distractions like fridge magnets, loose shoes, piles of paperwork and unused gadgets. Buyers need to be able to picture their lives in the space, not yours.


3. Let there be light

Bright spaces sell. Replace any missing bulbs, fix broken fittings, and think about the atmosphere you’re creating in each room.

  • Feature lights in living areas can add warmth and character.
  • Soft lighting in bedrooms feels more relaxing than overhead glare.
  • In darker months, leave lights on for viewings — especially in spaces that don’t get much natural light.

4. Make sure it smells like home

Fresh air works wonders. If weather allows, open windows for a bit before a viewing.
Scented candles, light room sprays or plug-ins can help too — but don’t overdo it.

In kitchens, hide food packaging and clear counters. A bowl of fresh fruit is enough.
In bathrooms, hide bottles and give the space a clean, calm feel with fresh towels and a quick tidy-up.

A few indoor plants or flowers placed around the house can make a space feel fresh, lived-in, and cared for — just don’t go overboard.


5. Finish small jobs before they become red flags

Loose handles, scuffed walls or wobbly gates might not seem like a big deal, but they can give buyers the impression there’s more work to be done — and that can mean lower offers.

If you have a garden, take a few minutes to trim it back and tidy up. A neat outdoor space adds value and gives the impression that the whole property is well looked after.
